Hotel Investment Opportunities in Mexico: Where Buyers Are Finding Value in 2026

Hotel investment opportunities in Mexico: resort pool surrounded by palm trees in the Riviera Maya
Riviera Maya resort pool. Mexico’s coast offers several distinct types of hotel investment.

Hotel investment opportunities in Mexico come in more shapes than most buyers expect. The same stretch of Caribbean coast can offer a stabilized 30-key boutique producing steady cash flow, a beachfront value-add play with a clear repositioning plan, and an island resort with land for future growth. This guide explains what is driving demand, the main types of opportunity on the market today, and how serious buyers screen them before spending money on diligence.

The examples below come from assets SaltVale is tracking on its Opportunities page at the time of writing, so the figures are real asking prices and stated metrics rather than illustrations.

Why hotel investment opportunities in Mexico are drawing buyers

The starting point is demand. According to INEGI, Mexico’s national statistics agency, the country received a record 47.7 million international tourists in 2025, up 6.1% on 2024, and those visitors spent about US$31.7 billion, up 5% year on year, as reported by El Financiero. For a hotel owner, record arrivals translate into a deep pool of guests to sell rooms to every night.

Three further features make Mexican hospitality interesting to international capital:

Four types of hotel investment opportunity

Not every hotel for sale suits every buyer. It helps to sort the market into four broad profiles, each with a different risk, return and workload.

1. Stabilized boutique cash flow. These are smaller hotels with a proven trading history, where the investment case rests on existing income rather than a turnaround. Hotel Kinbé in Playa del Carmen is a good example: 30 keys, 100 metres from the beach, a stated five-year occupancy average of 79%, and an asking price of $2.8M, or about $93K per key. It also has a pre-plumbed fourth floor, which gives a future owner expansion runway on top of today’s income.

2. Value-add repositioning. Here the buyer is paying for a gap between what the hotel earns today and what it should earn when run well. The Carmen, a beachfront Playa del Carmen asset with 37 keys, one restaurant and a rooftop Sky Bar, is marketed at $8.0M with an underwritten stabilized cap rate of about 17.5% and roughly $1M of IVA tax credit. The return depends on executing the plan, so diligence on operations matters as much as diligence on the building.

3. Larger-format and event-led hotels. Some buyers want scale. Hotel #200 in Tulum, a publicly listed 95-room boutique hotel with a rooftop pool and two event venues, is asking $16.5M. Event space adds a second revenue line from weddings and groups, which can smooth seasonality.

4. Island and land-rich resorts. Across the wider Caribbean, buyers can find smaller resorts where the land itself is part of the thesis. Tribe Resort in Samaná, Dominican Republic, offers 50 rooms on a one-acre beach with an adjacent 40-acre parcel at $7.5M. Calabash Bight Resort in Roatán, Honduras, is a seven-bungalow dive resort with 207 feet of shoreline at $1.55M. Our Caribbean hotels for sale hub covers this segment in more depth.

Asset Market Keys Asking Approx. per key Profile
Hotel Kinbé Playa del Carmen 30 $2.8M $93K Stabilized cash flow
The Carmen Playa del Carmen 37 $8.0M $216K Value-add, beachfront
Hotel #200 Tulum 95 $16.5M $174K Larger format, events
Tribe Resort Samaná, DR 50 $7.5M $150K Land-rich resort
Calabash Bight Roatán, Honduras 7 $1.55M $221K Small island resort

Price per key is a useful first filter but never the whole story. A lower figure can reflect a smaller room product or a less central location, while a higher one may include restaurants, rooftop venues or beachfront that drive revenue well beyond the rooms. Our guide to hotel valuation explains how to move from price per key to a number you can defend.

How to screen an opportunity before you spend on diligence

The best buyers spend a few hours deciding whether an opportunity deserves weeks of work. A fast, consistent screen saves money and helps you move quickly on the right deal. Start with these checks:

Listed versus off-market hotel investment opportunities

Hotel investment opportunities reach buyers through two channels. Publicly listed hotels are marketed widely by brokers and owners, which gives buyers transparency and a clear process. Off-market hotels change hands quietly through relationships, often because an owner values discretion or wants to test interest without a public listing.

Both channels have a place in a serious acquisition strategy. Listed assets, like those on our hotels for sale in Mexico page, are a good way to understand pricing across a market. Off-market deals can offer more time to underwrite and a more direct conversation with the seller. Our page on off-market hotels for sale explains how that process works, and buyers focused on smaller properties can browse boutique hotels for sale.

Whichever channel a deal comes through, being ready matters. Owners and their brokers tend to prioritize buyers who can show capital, a clear mandate and the ability to sign an NDA and move to a site visit quickly.

Define what you want before the right deal appears

The buyers who secure the best hotel investment opportunities are rarely the ones who look the longest. They are the ones who know exactly what they want when it appears. Before you start reviewing teasers, write down:

With those answers in hand, you can say yes or no to an opportunity within days rather than weeks, which is often what decides who wins a good hotel.

Get matched to hotel investment opportunities
