Saltvale & Co. is an independent hospitality investment research firm. We are not a brokerage. We don’t list properties, we don’t represent sellers, and we hold no real estate license. We do one thing: surface off-market hospitality opportunities on Mexico’s Caribbean coast, underwrite them with tools no broker runs, and connect them to international capital that can move.

What we are

A research and buyer-side advisory firm. Our subscribers are family offices, private equity shops, branded operators, and serious individual investors who want first look at inventory that never reaches a public listing.

What we are not

We are not a real estate brokerage. We don’t carry listings. We don’t represent sellers. We hold no license, in any jurisdiction, by design. When a deal reaches the transaction stage, execution is handled by a licensed local brokerage partner under a separate agreement. That separation is the point: it keeps us independent and keeps our work focused on the buyer.

The toolkit

Our subscribers come for the underwriting, not the listings. Every opportunity we surface runs through:

  • Distress Score — a proprietary 1-to-100 model that ranks owner exit pressure, debt structure, and operating decline.
  • Comp Engine — live ADR, RevPAR, and closed-transaction cap-rate data across Quintana Roo and Yucatan.
  • Pro Forma Stress Tests — multi-variable sensitivity run at scale, so we surface the deals that hold up at conservative inputs.
  • Structural Analyzer — automatic flagging of IVA credit recovery paths, fideicomiso conversion, ejido versus private title, and INAH constraints.
  • Bilingual Legal Parsing — Spanish-to-English review of OMs, deeds, and trust documents, with high-risk clauses surfaced for human review.

This is the layer the foreign-capital community doesn’t yet have, and it’s what lets us price a Mexican hospitality asset correctly.

The process

  1. Subscribe. Join the deal flow. Free for qualified investors.
  2. Receive. Off-market opportunities land in your inbox every Tuesday, hand-underwritten. Some are public-ready, some are NDA-gated. The email tells you which.
  3. Flag interest. Reply on any opportunity that fits your thesis.
  4. NDA. We execute a mutual NDA, usually within 24 hours.
  5. Full picture. We send the complete OM, our underwriting brief, and a direct introduction to the seller principal within 48 hours.
  6. Close. You negotiate and close on your terms, with execution handled by our licensed brokerage partner.

What it costs you

Nothing. Access is free. When a deal closes, our fee is settled at the closing table through our licensed brokerage partner, at no cost to you and with no effect on your purchase price. We earn only when a transaction closes, so our incentive is to bring you deals that actually pencil.
