Saltvale & Co. exists because the best hospitality deals never hit MLS. They move quietly, in another language, through relationships. We surface them, underwrite them with discipline, and connect them to investors who recognize value before the wider market does.

The thesis.

Mexico’s Caribbean coast — Quintana Roo, Yucatán, the Riviera Maya — is one of the most under-bid hospitality markets in the world. New supply lags arrivals. Boutique inventory closes more often than it changes hands. Foreign capital wants entry but doesn’t speak Spanish, doesn’t understand fideicomiso, doesn’t have the local relationships to source past the surface.

That gap is the opportunity. The investor who can underwrite a Mexican holding company’s IVA credit, who knows which banks are workouts, who has Carlos’s number — that investor wins. We built Saltvale for that investor.

How we work.

We are buyer-side. Our economic alignment is with you, not the seller. We don’t list, we don’t represent, and we hold no listings and no sell-side mandate. We curate inventory, deliver it under NDA, and step back when our buyer and the principal are in the room.

You pay nothing to work with us. Access to the deal flow, the Distress Index, and direct introductions is free to qualified investors. When a transaction closes, our compensation is settled at the closing table through a licensed brokerage partner — at no cost to you, and with no effect on your purchase price. We earn only when a deal closes, which means we’re built to bring you deals that actually do.

We don’t pretend to know everything. Mexican hospitality is local. Our intel is local. We’re operators and analysts who live in the market and have for years.

What we do bring is an underwriting stack no broker runs: a proprietary distress model, a live comp engine, automated pro forma stress-testing, and document analysis that reads a Spanish-language OM, deed, or fideicomiso trust in minutes instead of weeks.
