What the Index Measures

14 signals per submarket. Aggregated into one score.

The Saltvale Distress Index aggregates fourteen indicators per submarket, each tagged measured, modeled, or broker-sourced — closure status, days closed, brand status, occupancy decay versus comp set, ADR compression, F&B revenue trend, online review volume change, hotel license status, transient booking velocity, group bookings, web traffic, social activity decay, ownership churn, and motivated-seller behavioral flags from our broker network.

Each indicator is normalized 0–100 and weighted. The composite Distress Score reflects probability of an actionable acquisition opportunity in the next six months. This is a disclosed analyst model, not an audited register; each input is tagged measured, modeled, or broker-sourced, and the methodology is published.
