1. About Saltvale.

Saltvale & Co. is a buyer-side hospitality intelligence platform. We curate off-market hospitality opportunities, publish market intelligence, and facilitate introductions between qualified buyers and seller principals. We are not a real estate broker of record; we operate as a buyer advisory.

2. No investment advice.

Content on this site — including property teasers, the Distress Index, blog posts, and any materials we share via email or other channels — is for informational purposes only. Nothing on this site constitutes investment, legal, tax, or financial advice. Hospitality real estate involves substantial risk. Consult your own attorneys, accountants, and advisors before making any investment decision.

3. No guarantee of opportunity outcomes.

Saltvale does not guarantee:

• That any opportunity we present will result in a closed transaction
• The accuracy or completeness of property information provided by sellers
• That projections or pro forma figures will be achieved
• Specific return outcomes from any acquisition

All opportunities are presented as-is. Buyers are responsible for their own due diligence, underwriting, and decision-making.

4. Buyer obligations.

If you express interest in a Saltvale-introduced opportunity, you agree to:

• Maintain confidentiality of all information shared under NDA
• Not circumvent Saltvale by contacting seller principals directly outside our introduction
• Conduct your own due diligence prior to any binding agreement
• Engage qualified legal and tax advisors for any transaction

5. Subscription services.

Some content (deal flow newsletter, quarterly Distress Index) is delivered to email subscribers. Subscription is free. You may unsubscribe at any time.

6. Intellectual property.

All content on saltvale.co — including text, graphics, logos, the Saltvale name and tide mark, photography, the Distress Index methodology, and underlying data — is owned by Saltvale & Co. or licensed to us. You may not reproduce, distribute, or create derivative works without our written consent.

7. Third-party links.

Our site may contain links to third-party websites (e.g., WhatsApp, social media, individual property sites). We are not responsible for third-party content or practices.

8. Limitation of liability.

To the maximum extent permitted by law, Saltvale & Co. shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the site or any reliance on information provided.

9. Governing law.

These Terms are governed by the laws of Mexico. Any disputes shall be resolved in the courts of Quintana Roo, Mexico.
